1. The Operational Bottleneck in Public Records Scraping

Following real estate tax deed foreclosure auctions, county clerks and district court civil registries hold surplus funds created when winning auction bids exceed the opening statutory bid. While this information is public, raw court lists present severe operational hazards for legal practitioners:

Stage 1: Continuous Court Registry Ingestion

Aggregates fresh auction sale confirmations and registry deposits across all 6 core jurisdictions: Florida Circuit Courts (Fla. Stat. § 197.582), Texas District Court Civil Registries (Tex. Tax Code § 34.04), Georgia Superior Court & Sheriff Dockets (O.C.G.A. § 48-4-5), North Carolina Superior Courts (N.C.G.S. § 105-374), Tennessee Chancery Courts (T.C.A. § 67-5-2501), and California County Tax Collector Registries (Cal. Rev. & Tax Code § 4675). Ingests official docket numbers, parcel IDs, final auction bids, statutory minimums, and confirmed surplus balances.

Stage 2: Official Encumbrance & O.R. Cross-Referencing

Automated scripts cross-reference the Official Records (O.R.) and clerk judgment indexes for the parcel, examining recorded Lis Pendens, Certificates of Title, and tax collector final judgment decrees to identify all named defendant lienholders.

Stage 3: Institutional Entity Purge (Lien Scrubbing)

Our proprietary entity classifier identifies and removes corporate institutional claims (commercial banks, mortgage trusts, servicer loan pools, junior HOA assessment foreclosures). If recorded senior debt exceeds the surplus balance, the lead is suppressed from the feed.

Stage 4: Statutory Benchmark Tagging & Multi-Format Export

Surviving verified records are annotated with exact governing statutory references (Fla. Stat. § 197.582, Tex. Tax Code § 34.04, O.C.G.A. § 48-4-5, N.C.G.S. § 105-374, T.C.A. § 67-5-2501, and Cal.
